Dispute Resolution
We are able to provide support services to clients or to their legal team when potential or actual problems arise in the execution of projects, or with other property related matters. We have the knowledge and expertise to assist, whether the issues are technical or cost related, in order to help to resolve problems and to avoid costly legal disputes.
Off- plan´ building progress reports.
For those people buying new properties we are able to offer a project monitoring service. Progress reports are produced at regular intervals, usually monthly, and include photographs to provide a record of the building works. The reports are written in a clear and concise manner so that you are accurately informed of the true status of the ongoing work.
Defect or ‘Snagging’ lists
It is very important that a property is fully inspected for defects at the end of construction work, preferably just prior to completion. A ‘snagging list’ is produced on your behalf listing the defects evident at that time. The list is handed to the developer for him to rectify the listed items within a designated period after completion. The window for highlighting and completing snagging items in Spain is usually very short, and it is therefore essential that all problems of any nature are highlighted at this time. The production of a snagging list can save substantial sums and future arguments.
End of Lease damage reports.
In the case of rental properties an inspection is carried out immediately prior to the occupier leaving the property. A list is produced highlighting those items which have been damaged. This service can be provided to either the owner or the occupier. We are also able to produce condition reports to record the physical state of a property at the start of a rental period, should this be required.
